Casa Paulina 1919
Stone holiday house near Vodnjan, Istria
A quiet, editorial site for a restored 1919 stone house: aerial film, olive-garden photography and a calendar guests can read at a glance.
Visit casa-paulina-1919.comA made-to-measure site where guests see the free weeks, send an enquiry and pay the deposit straight to you. Behind it sits an admin for the whole season, and the platform commission stays with you.
Someone looking for a villa for a family week does not just compare prices. They look at the terrace, the pool in the early evening, the kitchen they will cook in. So we build the site around your photos and the words you use to describe the house, not around a template with your logo dropped in.
A stone house from 1919 and a villa with a pool and bar, both near Vodnjan in Istria. The same system behind them, and at first glance nothing in common.

Platforms are good for the first guest. But the family who comes back every summer, or the friends of your regular guests, can book direct with you. Then there is no platform commission; you pay Stripe’s payment fee and our monthly fee.
See what commission costs you in the calculator on the direct bookings page.
Guests pay by card, Apple Pay, Google Pay or SEPA transfer, and the money goes into your Stripe account. We never hold it.
A guest pays and the money goes into your own Stripe account. Nobody holds it until the guest arrives or leaves.
Example with €1,840. Direct booking: the guest pays and, after payment processing, the money is in your account, usually in 3 business days. Through a platform: the platform holds the money, only starts the payout after the guest arrives or leaves, so the money lands months after the booking.
The first payout to a new Stripe account is a one-off that takes longer, about 7 to 14 days.
Card payments reach your bank in about 3 business days. SEPA Direct Debit payments take a few business days to clear. Sources: payout rules of Stripe and the major platforms, November 2026.
A private Telegram bot for you and the people you trust. It tells you when an enquiry arrives, sends a short summary of yesterday’s visitors each morning, and answers questions about your bookings in plain words.
We design and build your site. A monthly fee keeps everything running.
We talk about your place, your guests and how you take bookings today. You show us what you like.
We design your site around your photographs and your voice, then refine it with you until it feels like yours.
We connect your domain, import your bookings and show you the admin. From then on we keep it running.
No. We work with every kind of accommodation: villas and holiday homes, apartments, rooms, guesthouses and small hotels. For a villa or holiday home the site is usually built around weekly lets of the whole house; for apartments, around several units and shorter stays. More on the holiday apartment website page.
The site is built in your guests’ languages. Pool Bar Villa, one of our sites, runs in five languages for guests from all over Europe.
Yes. Platforms are good for finding new guests, while returning and recommended guests can book direct. Guests who first came through a platform can come back direct whenever they decide to; we never contact platform guests on your behalf.
By card or SEPA Direct Debit through Stripe, into your own Stripe account. The guest can pay the balance on arrival if you prefer. Everything about payments and fees is on the payments and payouts page.
Photos of the house (or we arrange a photographer), a few sentences about the house and the area in the words you use with guests, your weekly prices and a list of the bookings you already have for the season. We put the rest together with you.
You and the people you trust, for example whoever manages the house for you. Everyone has their own login, and every change shows who made it.
Prices, availability, deals, documents and guest messages are yours to change in the admin. Larger changes to the site’s design are part of our service.
