Casa Paulina 1919
Stone holiday house near Vodnjan, Istria
A quiet, editorial site for a restored 1919 stone house: aerial film, olive-garden photography and a calendar guests can read at a glance.
Visit casa-paulina-1919.comA made-to-measure site connected to your channel manager, PMS and booking engine, with payments into your own Stripe account. You pay once for the build, and we agree the monthly fee on a call.
The booking platforms stay for new guests. Your site is where guests who already search for you by name book.
A guest who found you on Google, or who is coming back for a second year, books on your site with no platform commission.
Your photos, rooms, restaurant and surroundings, with no neighbouring hotels or other offers under yours.
The site shows what is in your PMS or channel manager, so nothing gets entered twice.
English, German, Italian, Croatian, Slovenian and more, each with its own URLs for Google.
Built for phones first, with easy date and room selection.
Weddings, groups and business travel arrive as a structured enquiry, not an email with no dates.
On a platform booking, part of the room rate goes to the platform. When the same guest books on your site there is no platform commission; you pay Stripe’s payment fee and our monthly fee.
See what commission costs you in the calculator on the direct bookings page.
We connect to your channel manager and PMS, so the site works alongside the systems your front desk already uses. We are not official or certified partners of the companies listed; we connect through the links, widgets and APIs your system offers.
Availability, rates and bookings from the platforms stay in your channel manager, and the site sells from the same inventory. We connect to, for example, Phobs, Rentlio, SiteMinder, Cloudbeds, D-EDGE, RateGain, HotelRunner and Octorate.
A booking from the site goes into your PMS like any other. We connect to systems such as Mews, Oracle OPERA Cloud, Protel, apaleo, Cloudbeds, RoomRaccoon, Clock PMS+ and Rentlio.
If you already have a booking engine, we connect the site to it: with a deep link carrying the chosen dates, an embedded widget or the API, depending on what your system offers.
The site can collect the guest details the authorities require (in Croatia, eVisitor) and pass them to your PMS. Check-in and check-out registration itself is still done by your PMS or front desk.
We pass the payment details to your PMS or invoicing software, which issues the invoice and, where the law requires it, reports it to the tax authority (in Croatia, fiscalization, which since 2026 also covers card payments).
Card, Apple Pay, Google Pay and SEPA payments into your own Stripe account, with a deposit or a card pre-authorisation before arrival. Card details never pass through our servers.
Google Business Profile, Google Hotel Center and Free Booking Links through your channel manager, plus Google Analytics 4 with cookie consent.
Don’t see your system? Get in touch and we will check how we can connect.
Card, Apple Pay, Google Pay or SEPA payment, with a deposit or a card pre-authorisation before arrival. The money goes into your Stripe account; we never hold it.
A card payment costs from 1.5% + €0.25, a SEPA payment €0.35 (Stripe’s pricing, November 2026).
A guest pays and the money goes into your own Stripe account. Nobody holds it until the guest arrives or leaves.
Example with €1,840. Direct booking: the guest pays and, after payment processing, the money is in your account, usually in 3 business days. Through a platform: the platform holds the money, only starts the payout after the guest arrives or leaves, so the money lands months after the booking.
The first payout to a new Stripe account is a one-off that takes longer, about 7 to 14 days.
Card payments reach your bank in about 3 business days. SEPA Direct Debit payments take a few business days to clear. Sources: payout rules of Stripe and the major platforms, November 2026.

Usually, yes. We connect to the common channel managers and PMSs, for example Phobs, Rentlio, SiteMinder, Mews and Oracle OPERA Cloud. How depends on the system: a deep link into your booking engine, an embedded widget or the API. We are not official partners of these companies; we connect through what your system offers.
Not necessarily. If you are happy with your booking engine, we connect the site to it. If you want booking to look like part of the site and your system has an open API, we can do that too. We explain the difference here.
Not directly. The site can collect the guest details the registration requires (in Croatia, eVisitor) and pass them to your PMS; registration and deregistration itself is still done by your PMS or front desk, as before.
The guest pays by card, Apple Pay, Google Pay or SEPA into your Stripe account. You can take a deposit or just pre-authorise the card and charge at check-out. We pass the payment to your PMS or invoicing software, which issues the invoice and reports it to the tax authority where required. More on the payments and payouts page.
No. The platforms bring new guests and stay in your channel manager. The site is there so guests who already search for you by name book direct. We never contact platform guests on your behalf.
Small and mid-sized hotels, roughly 10 to 80 rooms, and guesthouses. For boutique and business hotels with special requirements, see boutique hotel websites. For villas and apartments we have separate pages: villa websites and holiday apartment websites.
We do. The monthly fee covers hosting, security updates, monitoring the connections to your systems and small changes through the year.
